Grundsteuer wird ab 2025 nach neuen Regeln erhoben

Ab 2025 wird die Grundsteuer nach neuen Regeln erhoben. Die Bewertung der Grundstücke nach neuem Recht soll erstmals zum 1.1.2022 erfolgen. |

Neu ist insbesondere, dass die Grundstücke nach einem wertabhängigen Modell bewertet werden, wobei es insbesondere auf folgende Faktoren ankommt:

  • Wert des Bodens (Bodenrichtwert),
  • Höhe der statistisch ermittelten Nettokaltmiete,
  • Grundstücksfläche,
  • Immobilienart und
  • Alter des Gebäudes.

Beachten Sie | Nach der Grundgesetzänderung können die Bundesländer aber vom wertabhängigen „Bundes-Modell“ abweichen.

MERKE | Derzeit ist noch unklar, welche Bundesländer von dieser Öffnungsklausel Gebrauch machen werden. So will z. B. Nordrhein-Westfalen dem Vernehmen nach frühestens im ersten Quartal 2020 entscheiden, wie die Neuberechnung erfolgen wird. Unklar ist auch, welche Kommunen ihren Hebesatz anpassen werden. Somit ist noch keine verlässliche Aussage zu den finanziellen Auswirkungen im Einzelfall möglich.
